The table and table mount were all removed and gone prior to me taking ownership of the PlayPak.
I have not observed any leaks
, though the previous owner had indicated a leak from the roof vent. It has been taped tightly closed for months now and even with 15 inches of accumulated snow, and a few torrential downpours she's remained dry.
Curiously there is not a skylight in this one, nor do I see evidence of one having been removed and glassed back over (that would have been a lot of glass!).
The door has an inch or so gap at the bottom, just as so many PlayPak owners report seeing. A section of flooring plywood has been replaced at the door, so I surmise there had been some damage in the past. The replacement section is sound. There is some delamination of a section of the lower spice rack cabinet and the front cabinet suggesting there was some water infiltration.
Since you ask about the door seal, I imagine you have read up on the PlayPak or have some prior knowledge of them. If you have read up on them, you have probably seen that some owners report being able to correct the door gap problem by installing a post above the "spice rack" cabinet.
The parallel bed set up in this one sounds like it would work for you!
