Failing roof vent seal - Fiberglass RV

While trying to get the oak sap off the Bigfoot I saw the refrig vent,fan,and passive vent have a rubber roof type material around the perimeter.The material has cracked at the edges of the vent frames and where it go vertical on the vent housings.
Sould we just get rubber roof caulking or replace the rubber seal? There seems a gasket around the frig vent and the fan and passive vent may also be gasketed. My friend says don't worry about it, in that there are no leaks now.

The owners manual says to reseal if:

1. Sealant cracked or peeling

2. Voids in sealant

3. Shrunken or separated sealant

ALWAYS USE THE RECOMMENDED SEALANTS. Your dealer can recommend the appropriate sealants to use if you prefer to do this job yourself.
