1980 Trillium 4500 door latch

Greetings, I am sure this is a common problem, hoping someone has a good solution. My original door latch is reaching the end of its useful life because the latch has deep divot worn into it from vibrating against the striker. There is not a whole lot keeping the door closed. It does not seem very repairable. Are there used/newish replacements out there?

In addition, have any members come up with a good solution for either an exterior or interior lock with a padlock or other secure locking mechanism? The 4500 does not have the space adjacent to the door readily available for mounting hardware because of the closet.

Finally, (whew!) any recommended sources for a replacement door seal?

I wonder if a machine shop could weld new metal onto the latch and bring it back to original specs...? I've been thinking of doing this, but haven't got around to it.

Tom, if you read the following thread, the poster actually re-built the latch using aluminum stock.
