The saga continues-roof

So I decided I wanted to put a new roof vent cover on and climbed a stepladder to see how it was mounted before I added it to my shopping list. I had a few choice words moment! It's a good thing that I really have my heart invested in my Boler! Which finally officially became mine after a two hour wait at the DMV today!

I'm assuming that some of that can be fixed with a good sanding before I eventually paint but what do I do with the roof vent?? What is that grey stuff? It almost feels rubbery.

I'm dreading tomorrow when I check out the plumbing system! Stay tuned!!

The grey stuff may be roof coating that they brush on mobil home roofs to fix leaks from cracking
