I would highly recommend posting pictures of the actual unit for sale.

Maybe the seller only measured the "box". People do not often look at the registration to see what they are really selling.

The first photo is definitely a 13'er- the closet on the left and the location of the furnace under the sink on the right are giveaways. The exterior shows a 16’er, so they’re not the same trailer.

Will do took those two of the internet. The first is very similar to the inside I have. I will take exterior picture of my 13 foot trailer.
