There are cracks at the latch and the door has been rehung at some point and rehung too low. I think there is a warp due to the cracking so the lower 1/4 gaps and does not seal. Another thing on the to-do list!

The outside fiberglass has the pitting you would expect on a 30 year old, but overall the condition is pretty good. One concern is a spot of dry rot 25 cent size (please. please don't tell me that means the whole floor will need to go!) on the underside in a corner.

I've recovered the cushions and have added attachments for a removable awning.
