I have a surfside as well and the retractable latch had be ground down by previous owners that were too lazy to adjust the door properly (they had Gate hinges on the door) i replaced them...

okay call me dumb but why would you chain the tires on a trailer? chains go on the drive wheels of the tow vehicle for traction. wouldnt you just be adding weight?

I used a long hair fiberglass (from bondo) built up multiple layers around the door frame where there was gapping and used an angle grinder to shape it to the door...
