1983 maybe but not 1973. We bought our first house in early 1979 when interest rates were 10% (actual 9.5 plus 0.5 PMI). Bought FHA with only 3% down as I was just six months out of college.

The key is buying used in my area. Few buy new homes, as new construction costs are a lot higher. Materials are pretty much the same across the country, labor is lower of course. Plenty of inventory...
